Bali Nexus
Bali Nexus is a Bali-based agency that sells premium villas and land-lease property for owners and developers, to buyers in the United States, Canada, Australia, the Gulf and across Europe. They opened the business with no ad account, no creative and no marketer, and in eight months we built the lead engine behind 5,151 leads, 15 villa sales and $7.8M in revenue.

There was nothing to inherit. The founders had just left their previous employer to start Bali Nexus, so the business manager, the ad accounts, the payment cards and the first creatives all had to be built before a single ad could run. There was no marketer on the client side and no brief worth the name: up to a hundred villas were live at once, priorities moved week to week, and the instruction was to test everything — every property, every market, three language versions of each. The first month of leads cost $15.98 apiece, and the client kept several other media buyers running in parallel to see who could do better.

Built the account from nothing before a single ad could run: business manager, ad accounts, payment methods, tracking and the first round of creatives, all produced in-house because the client had no designer and no marketer to brief one.

Ran launches on a fixed weekly cadence instead of reacting to whichever villa the client mentioned last: one property planned per Monday, taken live across six or seven countries and three language versions at once, with materials prepared from Thursday — four launches a month, and 1,416 ads across 235 campaigns over the period.

Stopped narrowing the audience the way the client wanted it narrowed: interest stacks and age brackets came off, targeting went broad, and the only country-level exceptions we kept were the ones the data earned — major cities in some markets, a gender or age limit in others — which took the cost per lead from $15.98 in March to $5.29 in June while monthly spend went up 2.5x.

Wired the lead forms into the client’s CRM and built reporting they could read without us: every Meta lead reached their sales team automatically, and a Looker Studio dashboard tracked leads, cost per lead and the next round of improvements instead of the in-platform view alone.

Turned the whole portfolio into a catalogue in October: 609 properties segmented into seven price-tiered sets, so a newly listed villa went into dynamic ads within a day instead of waiting on a manual build.
“The client wasn’t a marketer, and the targeting brief he gave me — these interests, this age, these countries, in some markets only women decide — was the thing standing between us and a workable cost per lead. So I stopped following it. Targeting went broad, the money went into creative quality instead of audience theory, and the only exceptions I kept were the ones each market actually earned. The one thing I never got done was moving the traffic onto their website: it had bugs nobody would fix, and I’m still convinced it would have sold more villas than the lead forms did.”
A client who is not a marketer will hand you a targeting brief built on assumptions about who buys — an age, a stack of interests, a belief about who makes the decision in that country. Test it, then be ready to throw it out. On this account every restriction we removed made the leads cheaper, and the budget that stopped going into audience theory went into better creative, which is what actually moved the number.
